Damaged Septic Tank

When a septic tank is damaged and in need of repair or replacement, it can be very costly for the property owners affected, with costs often running into thousands of pounds. In certain situations, the buildings insurer for the property should provide cover for the costs to repair or replace the damaged septic tank.

However, we often see instances of insurers or loss adjusters not making the right decisions on damaged septic tank claims. This can result in valid claims being turned down, or the wrong type of works being undertaken. In claims that we have successfully been involved with, we have noticed as many as 1 in 3 claims being incorrectly turned down, or the scope of works being incorrectly approved in the first instance.

At this property in Suffolk, the septic tank was damaged due to ground movement and was in need of replacement. Acting on behalf of the homeowner we were able to obtain approval for the replacement of the damaged septic tank under the household insurance policy.

Although the insurers wanted to replace the damaged system with a new septic tank and soakaway this was not possible as there was insufficient land available for the required soakaway. It was therefore agreed that the damaged septic tank would be replaced with a modern packaged sewage treatment plant, producing a treated effluent which would be discharged to a boundary watercourse.


The chosen sewage treatment plant was a six-person Biosure system which was installed underground with only a manhole cover at ground level. Prior to works commencing, Mantair engineers installed a euro-mat ground protection system to ensure that the impact on the garden was kept to a minimum.

With the new sewage treatment plant having minimal impact on the garden setting, Mantair engineers recommended the new system was installed adjacent to the damaged septic tank, thus reducing the amount of excavations required.


As with all new underground tank installations, the new sewage treatment plant was installed at a depth to ensure the existing foul drainage from the property could gravitate to the new system. It was necessary for the new sewage treatment plant to have an inlet invert depth of 750mm.

Once the sewage treatment plant was in position the tank structure was completely encased in concrete.  Thus ensuring that the tank structure was protected from flotation ground pressure.


On completion of the ancillary works, Mantair engineers commissioned the sewage treatment plant, including setting of air valves, checking all pipe work joints and viewing the discharge into the boundary watercourse.

All machinery was removed from site and the garden was left in a neat and tidy manner with no evidence of disturbance to the garden setting.

Sewage Treatment Plant Installation in Bedfordshire

At this property in Bedfordshire we installed and commissioned a sewage treatment plant and soakaway / drainage field to replace a failed septic tank system.  The ageing septic tank had been causing problems for several years and the homeowners wanted to replace the tank with a modern sewage treatment plant as this would provide an effective and environmentally friendly way of disposing with their waste water.

After a detailed survey was conducted, Mantair engineers recommended the installation of six person Biosure packaged sewage treatment plant; this being in accordance with the British Water Flows and Code of Practice for sizing small sewage treatment plant.


It was necessary for a new soakaway / drainage field to be constructed for the disposal of the treated effluent as no ditches or streams were available.  Prior to the design and size of the soakaway being determined it was necessary for ground tests to be carried out to determine the porosity of the ground.  The porosity of the ground in conjunction with the size of the sewage treatment plant determines if a soakaway will operate effectively, and if so, the size of soakaway required.


As with all sewage treatment plant installations Mantair conducts, the Biosure was installed with a concrete surround to protect the structural integrity of the tank.  An independent RCD protected power supply was installed from the property to the Biosure, with the relevant NICEIC Certification being obtained.

Prior to the project being completed the local Building Control officer inspected the works, approved all elements of the project and issued a Building Notice Certificate.
