Septic Tank Problem in Suffolk Solved!

After years of putting up with septic tank problems the owners of a property at Halesworth in Suffolk, decided enough was enough!  They were advised to contact Mantair by their tanker company to resolve the septic tank problems.

From our initial telephone discussions, it was evident that a site visit was required to ascertain the reasons for the septic tank problems.  On inspection, it was found that the septic tank was completely surcharged due to the soakaway failing.  On emptying of the septic tank it became apparent that the internal baffle within the tank had become dislodged, thus preventing proper separation to take place within the tank.  As a result, solids and fat had passed into the soakaway field causing it to fail.

With the tank no longer able to function as a septic tank it was decided to ‘convert’ the existing tank with a Mantair septic tank conversion unit, thus converting the tank into a small sewage treatment plant.  With no watercourse being available for the disposal of the treated effluent and this area of Suffolk being on a permeable sub~strata, Mantair engineers recommended the construction of a new ‘high level’ soakaway / irrigation field.  As with all soakaway / irrigation systems, it was necessary for Mantair engineers to carry out Percolation Tests to determine the porosity of the sub-strata and to obtain the size of soakaway / irrigation field required.

Septic Tank Problem in Essex Solved!

Septic tank problems in Essex are common due to much of the county having a clay sub-strata.  Clay is mainly impermeable and as a result the effluent discharged to the receiving soakaway from a septic tank cannot drain away, resulting in the soakaway and septic tank having problems with surcharging.

The owners of this property, which is located on the outskirts of Colchester in Essex, had experienced septic tank problems since they moved into the dwelling in March 2014.  Unlike functioning septic tanks, it had been necessary to empty this tank on a monthly basis.

To determine the cause for the septic tank problems Mantair engineers carried out an internal inspection of the tank and conducted percolation tests to determine the porosity of the sub-strata.  The results of the inspection showed that the septic tank was in good structural condition with both inlet and outlet ‘dip pipes’ located.  The results of the percolation test showed that the sub-strata was unsuitable for a soakaway; this being the cause of the problems being experienced.

With the property having a watercourse on the boundary of the rear garden, Mantair engineers recommended that the septic tank be upgraded into a sewage treatment plant by installing a Biocel on the outlet of the existing tank.  Manufactured by Tricel, the Biocel septic tank conversion unit is designed to treat the receiving effluent from a septic tank and provides a treated effluent suitable for discharge direct to a watercourse.

The Biocel uses the existing septic tank as a primary settlement chamber whereby solids and floating matter are retained.  The remaining effluent passes from the septic tank and into the Biocel tank.  Within the Biocel are aeration and final settlement chambers.  The aeration chamber uses a Submerged Aerated Filter process whereby aerobic micro-organisms develop through the use of fine bubble aeration and plastic media.  Air is continuously supplied to the aeration chamber by a small air compressor (blower), which is housed remote from the Biocel tank.

Within the final settlement chamber fine solids are separated from the liquids.  The resulting treated effluent conforms to the required standard to be discharged to a natural watercourse.

The scope of the installation works included:

  • Installation of the Biocel within a suitably sized excavation, including for a concrete base and backfill;
  • Exposing the outlet from the existing septic tank and connecting this using drainage pipework to the Biocel sewage treatment unit;
  • Locating the air blower within a remote blower housing and provision of an RCD protected power supply to this point;
  • Installation of a new 110mm diameter discharge drain to the boundary watercourse;

On completion of the ancillary works, Mantair engineers commissioned the Biocel system.

Sewage Treatment Plant Installation in Bedfordshire

At this property in Bedfordshire we installed and commissioned a sewage treatment plant and soakaway / drainage field to replace a failed septic tank system.  The ageing septic tank had been causing problems for several years and the homeowners wanted to replace the tank with a modern sewage treatment plant as this would provide an effective and environmentally friendly way of disposing with their waste water.

After a detailed survey was conducted, Mantair engineers recommended the installation of six person Biosure packaged sewage treatment plant; this being in accordance with the British Water Flows and Code of Practice for sizing small sewage treatment plant.

It was necessary for a new soakaway / drainage field to be constructed for the disposal of the treated effluent as no ditches or streams were available.  Prior to the design and size of the soakaway being determined it was necessary for ground tests to be carried out to determine the porosity of the ground.  The porosity of the ground in conjunction with the size of the sewage treatment plant determines if a soakaway will operate effectively, and if so, the size of soakaway required.

As with all sewage treatment plant installations Mantair conducts, the Biosure was installed with a concrete surround to protect the structural integrity of the tank.  An independent RCD protected power supply was installed from the property to the Biosure, with the relevant NICEIC Certification being obtained.

Prior to the project being completed the local Building Control officer inspected the works, approved all elements of the project and issued a Building Notice Certificate.

Septic tank conversion system installation in Essex.

Mantair was contacted by the owner of a property regarding the problems they were experiencing with their septic tank system.  The property is located on the outskirts of Brentwood in Essex.

On inspection of the drainage arrangements it was found that the property drained to a septic tank located in the rear garden of the property.  On internal inspection of the septic tank it was evident that a submersible pump had been installed within the tank with the sewage effluent being pumped directly to a boundary ditch.  It transpired that the previous owners of the property had installed the pump due to the septic tank soakaway failing.

On further inspection it was found that the existing septic tank was in good structural condition but there was insufficient land available for the construction of a new soakaway.   It was therefore necessary for a sewage treatment system to be installed which would produce a treated effluent suitable for discharge to the boundary ditch.

With the existing septic tank being in good structural condition and sufficient capacity Mantair recommended the installation of a septic tank conversion system.  The Mantair conversion unit is specifically designed to fit within an existing septic tank or cesspool, effectively ‘converting’ the existing tank into a small sewage treatment plant.  The treated effluent produced from the Mantair unit complies with the requirements of the Environment Agency for discharge to a natural watercourse.

To minimise the disturbance to the garden the existing pumping main was reused with a new pumping station being installed and connected at the ‘head’ of the pumping main.  The air blower for the Mantair septic tank conversion unit was positioned within a Beehive blower housing – a purpose built housing designed to blend into the garden setting.

Prior to any works commencing Mantair obtain a Permit from the Environment Agency for the discharge to the boundary ditch.

Sewage Treatment Plant Installation in Wendover, Buckinghamshire.

When the owners of a property located on the outskirts of Wendover in Buckinghamshire were advised by the Environment Agency that their septic tank was illegally discharging into a watercourse, they called on the services of Mantair to provide a solution.

As with all enquiries of this nature, we arranged for an engineer to attend site and carry out an inspection of the existing drainage arrangements and site conditions.  Due to the ground conditions being unsuitable for a soakaway system it was necessary for the discharge to the watercourse to continue.  With the existing septic tank being unsuitable for the installation of a Mantair septic tank conversion unit, it was necessary to install a packaged sewage treatment plant, which would produce a treated effluent in compliance with the Environment Agency’s.

With the property having five bedrooms, we recommended, in accordance with the British Water Flows and Loads Code of Practice, the installation of an eight person sewage treatment plant.  To ensure the visual impact to the garden was kept to a minimum we installed a Tricel sewage treatment plant with remote Beehive blower housing.

Prior to any ancillary works commencing, Mantair engineers scanned the proposed location of the new sewage treatment plant and areas where any excavations were taking place to ensure that no underground services were present.

As part of the project we liaised with the Environment Agency and the local Building Control department to obtain the relevant approvals for the installation.

  • Exposing the existing foul drainage pipe work and diverting to the location of the new Tricel sewage treatment plant;
  • Installation of the sewage treatment plant in a suitably sized excavation, including for a concrete base and backfill;
  • Locating the air blower within a Beehive blower housing – a purpose built housing designed to blend into the natural surroundings;
  • Provision of an RCD protected power supply to the Beehive housing;
  • Installation of the air main from the air blower to the Tricel sewage treatment plant;
  • Installation of a new 110mm diameter discharge drain to the roadside ditch;

On completion of the ancillary works, we commissioned the Tricel sewage treatment plant, including setting of air valves, checking all pipe work joints and viewing the discharge into the final discharge chamber.

Septic Tank Problem – Cromer Lodge, Felbrigg, Norfolk.

Part of the former Gate Lodge to Felbrigg Hall, Cromer Lodge is a quirky, cosy cottage situated at the entrance to Felbrigg Hall Estate in Norfolk.  Guests staying at Cromer Lodge enjoy easy access to park and woodland walks through Felbrigg Estate, whilst the Norfolk town of Cromer is only ten minutes drive away.

Whilst surveying several drainage systems at Felbrigg Estate for the National Trust, Mantair engineers identified that the septic tank serving Cromer Lodge was in need of replacement.  The results of the septic tank survey identified the soakaway system connected to the existing septic tank was functioning correctly, allowing the discharged effluent from the septic tank to percolate into the sub strata.

Cromer Lodge is a National Trust Holiday Cottage for persons visiting Norfolk on holiday and as such the variations in flow can alter dependent from high to low seasons.  In view of this and the ground conditions being suitable for a soakaway system, Mantair recommended that a septic tank would be more suitable than a sewage treatment plant.  Sewage treatment plants can be susceptible to variations in flow.

With the soakaway system functioning effectively and the cause of the problem being with the septic tank itself, Mantair engineers recommended that the only remedial works required would be replacing the existing failed septic tank with a modern septic tank.

With Cromer Lodge being a Holiday Cottage it was essential that all works were carried out and completed during a period when no guests were staying at the cottage.  This septic tank installation in Norfolk was carried out and completed over a period of only two days, ensuring no holiday bookings were affected.

Located on the National Trust’s Ickworth Estate near Bury St Edmunds in Suffolk, in an area of outstanding beauty is “The Roundhouse”.  After the renovation of the property Mantair were appointed by the National Trust as the preferred contractor to provide a design, installation and commissioning service for the upgrading of an ageing septic tank serving the property.

  • Installation of a new 110mm diameter discharge drain to the receiving watercourse, including for the installation of a headwall;
  • Backfilling all excavations and leaving the area neat and tidy.

On completion of the ancillary works Mantair commissioned the Tricel sewage treatment plant, including setting of air valves, checking all pipe work joints and viewing the discharge into the final discharge chamber.

After all works were completed at this Suffolk location, Mantair provided the National Trust with a Maintenance Agreement providing a full after care service for the newly installed sewage treatment plant.

Septic Tank Problem in Hertfordshire

Septic Tank Installation in Woodbridge, Suffolk

Mantair was contacted by the owner of a property located on the outskirts of Woodbridge in Suffolk regarding septic tank problems.  The homeowner requested the services of Mantair to assist in the replacement of the ageing septic tank.

On inspection, it was found that the tank was constructed from brickwork and that the walls of the tank had started to collapse.  One side of the septic tank had completely lost its structural integrity with much of this side of the tank having collapsed. Located on the delightful Wimpole Estate in South Cambridgeshire is Rectory Bungalow.  After the renovation of the property in 2012, Mantair were appointed by the National Trust as the preferred contractor to provide a design, installation and commissioning service for the upgrading of an ageing septic tank serving the property.

Survey & Design

On viewing the drainage layout of the property it was found that the existing septic tank was located close to a willow tree.  On inspection of the septic tank it was found that the tank had substantial root ingress which had resulted in the structural integrity of the tank being impaired.  It was therefore necessary to provide a sewage treatment solution that would require the installation of a new tank.
